Like-for-like re-roofs
Replacing a roof covering with materials of similar appearance is normally permitted development and does not require planning permission. Building regulations may still apply — see below.
Loft conversions
Loft conversions and dormer additions come under permitted development within specific volume limits (40 m³ terraced, 50 m³ detached and semi-detached), subject to other conditions. Front-facing dormers are not permitted development and require planning permission.
Conservation areas and listed buildings
In conservation areas, changes to roof materials often require planning consent. Listed buildings almost always require listed building consent for any external work — including like-for-like replacement.
Building regulations
Even where planning is not needed, building regulations apply to more than 25% of a roof area being replaced. This triggers thermal upgrade requirements under Part L.
